美聯工商團隊促成佐敦CHI 314全幢1.74億「億元大刁」

工商舖物業市場交投回暖，投資氣氛逐步升溫，美聯工商舖剛促成一宗矚目市場之逾億元成交。成交單位為佐敦彌敦道314至316號CHI 314全幢服務式住宅。據資料顯示，原業主於2008年以1.76億元購入該住宅，並於2013年以2.42億元沽出地下及1樓舖位，連同是次售出之樓上住宅，合共套現約4.16億元。原業主於早年創立服務式住宅品牌CHI Residence，曾於香港多個地區包括灣仔、佐敦、油麻地、西營盤營運「CHI」系列服務式住宅，去年9月已經以5.5億元售出灣仔莊士敦道138號的CHI Residences 138，涉及107伙，反映市場對同類物業的承接力。

是次售出的物業屬於佐敦核心地段的高端服務式住宅，有別於一般學生宿舍或共居項目，定位上更貼近酒店式公寓，主要面向商務旅客、外派專才及中高端長短租客群。隨著香港旅遊及商務活動持續復甦，核心區內具酒店級配套及靈活租期的服務式住宅，租務需求穩健，深受投資者青睞。是次促成CHI 314全幢服務式住宅成交，充分體現團隊對市場趨勢的敏銳觸覺與專業執行力。
