東九商廈破頂成交 工商舖註冊金額升97.5%
根據美聯工商舖資料研究部綜合土地註冊處資料顯示,6月份工商舖總註冊量錄得410宗,涉資約110.4億元,按月分別下跌約34.2%及上升97.5%。註冊金額上升,主要受商廈大額成交增加所帶動。上月商廈總註冊金額錄得約63.2億元,按月急升4.8倍。
美聯工商舖行政總裁黃漢成表示,受滬港通及起動九龍東政策帶動,加上市場預期低息環境持續,商廈交投氣氛漸趨濃厚,大額成交上升。其中,觀塘One Bay East東座全幢,樓面面積約53.1萬平方呎,成交價約54.3億元,成為本港史上成交金額最高的世紀大刁。黃氏預期,上述成交於短期內將繼續刺激區內商廈交投。
The One Bay East transaction boasted volume registrations up 97.5%
According to Midland IC&I Research Department, there are 410 transactions involving about 11 billions were recorded in June 2014. Thanks to the En Bloc transaction in office sector, the transaction volume has pumped up 97.5% monthly. The total amount of registration in office sector recorded approximately $6.32 billions, surged 4.8 times monthly.
Thanks to the cross-trading- of-Hong-Kong-and-Shanghai-shares Scheme in October and East Kowloon CBD2 development, investment sentiment was strong in office sector. The One Bay East, East Block in Kwun Tong, has become the highest value office transacted in history. Wong expects that this will stimulate the transaction volume in office sector in coming months.
