上月工商舖交投量升值跌
根據美聯工商舖資料研究部綜合土地註冊處資料顯示,10月份工商舖總註冊量錄得851宗,按月上升約17.9%;註冊總額約74.2億元,按月下跌17.8%(表一),呈現「量升值跌」的情況,反映成交主要來自拆售項目的細碼物業。
美聯工商舖行政總裁黃漢成表示,由於近月樓市受佔中影響,投資者採取觀望態度,工商舖買賣氣氛欠佳,交投疏落,預期短期內成交仍然膠著。
Hong Kong’s Non-Residential Property Market Data Mix
According to data from Land Registry and Midland IC&I Research Department , there were 851 transactions of non-residential properties last month , a 17.9% more than September; While its sales value dropped by about 17.8% to approximately 7.42 billion. A fall in total sales value implies that the small-cap properties were dominated due to the earlier sub-divided projects.
Daniel Wong, the CEO of Midland IC&I, pointed out that the non-residential property market had cooled off since the outbreak of “Umbrella Movement” in late September. It is expected that the market transactions will still keep at a lower level as investors adopted a wait-and-see attitude.
